Nikki è una ventenne in cerca del Grande Amore, ma non è particolarmente fortunata. Dopo l’ennesima serata andata male decide di farla finita buttandosi dal tetto di casa. Proprio in quel momento le appare il fantasma Fanz, un uomo vestito da coniglio rosa, che la ferma. Lui, come anche gli altri fantasmi che infestano la casa (tra cui un pedofilo che pensa di essere una lampada, una bustina biodegradabile, un bambino, un topo, un formaggio ecc.), non vuole che altra gente muoia in quel posto perché stanno già fin troppo stretti e non desiderano affatto avere un altro coinquilino fantasma. Franz convince Nikki a farsi aiutare nella ricerca del Grande Amore. Così organizzano una serie di appuntamenti, ma tra situazioni imbarazzanti, ridicole e a volte anche pericolose la mala sorte non sembra aver abbandonato la ragazza e dopo una serie di nuove brutte esperienze, Nikki decide di prendersi una pausa dalla sua infruttuosa ricerca per trascorrere un po’ di tempo tranquilla in compagnia del suo nuovo amico fantasma. Inevitabilmente la situazione prende una piega strana e inaspettata che sconvolgerà per sempre la vita di Nikki e quella di tutti gli abitanti della casa. (immagine)
